Why companies rent an office in Amsterdam Zuid
Amsterdam Zuid is made up of neighbourhoods that differ strongly from one another: Oud-Zuid, De Pijp, the Museumkwartier, the Zuidas and Buitenveldert. So anyone who wants to rent office space in Amsterdam Zuid is really choosing a neighbourhood first.
The Zuidas mainly attracts finance, law, consultancy and international firms. According to official figures from Zuidas, the area covers roughly 245 hectares and more than 50,000 people work there across some 2,000 companies. Around 32,000 students also study there (2024 figures).
For many companies that concentration is exactly the reason to come. When your clients and banks sit on the same street, it saves travel time and makes a meeting easier to arrange.
What does it cost to rent an office in Amsterdam Zuid?
All prices in this article refer to a workstation in a serviced office unit: your own lockable office for your team in a building with shared amenities. The price per workstation is the unit's all-in monthly amount divided by the number of workstations. So it is not a single hot desk or a coworking subscription.
A workstation in a serviced office unit in the Zuidas core costs, in our available listings, usually €780 to €990 per month, all-in. The middle figure (the median) sits at €910. On the edge of the Zuidas, along Barbara Strozzilaan, the median is around €510 per workstation. The top of the market runs €1,050 to €1,290.
An all-in serviced office packs a lot into that price: furniture, reception, fast internet and meeting rooms. You pay per workstation per month, with no separate invoices, and you can start straight away. That way you know your monthly costs in advance.
The price depends heavily on the building, the distance to the station and the office type. The serviced office at Gustav Mahlerplein, for example, sits right next to Station Zuid, and that shows in the price: its median is €962 per workstation, one of the highest on the Zuidas.

What the table shows
The neighbourhood sets the price more than the district. The cheapest workstation in the table costs less than a quarter of the dearest, and both lie in Amsterdam Zuid. So always ask what exactly is included in the price.
What do you pay per month in total?
A price per workstation does not yet tell you your monthly outlay. For that you look at the size of the office. Larger offices are cheaper per workstation, especially on the Zuidas.

Three things stand out:
- Scale pays off on the Zuidas. From a room for 1 to 4 people to an office for 20 or more, the price per workstation drops by about 30%.
- From 10 workstations the per-desk difference is small. On the Zuidas you then pay roughly the same per workstation as elsewhere in Zuid, mainly because of the large floors on the edge of the Zuidas.
- Think in annual amounts. An office for 10 to 19 people costs, on the Zuidas, typically €8,589 per month, well over €100,000 a year. Elsewhere in Zuid that is €7,250 per month, about €87,000 a year.
Costs you easily miss
Even an all-in price does not cover everything. What is and is not included differs per operator. With every quote, check:
- Contract length: a shorter term can mean a higher monthly price.
- Coffee, tea and internet: sometimes included, sometimes extra per person per month.
- Parking: rarely included. On the Zuidas a space quickly costs €450 to €650 per month.
- One-off costs: think of start-up fees and end-of-lease cleaning when you leave.
- Deposit: often 2 to 3 months' rent.
- Meeting rooms and extra services: this differs per operator. Sometimes you get a monthly allowance, sometimes you pay each time you use a room, and sometimes fair use applies. Ask which system applies and what you pay if you use more.
- VAT: ask whether the price is inclusive or exclusive of VAT.
Worked example: what an office at IWG really costs
A serviced office of 20 m² on the Zuidas, for a team of 4, on a 12-month contract. The amounts come from IWG's (Regus, Spaces) terms of August 2026. These additional costs apply at IWG only.

So at IWG you pay here almost €700 per month more than the price of the office itself. Always compare quotes on the total.
Worked example: an office at Co-Office
It can be different. At Co-Office, HOFF Offices and Tribes you pay only the price of the unit per month, with no extra costs. For comparison: a serviced office for 5 people at Co-Office in The Valley on the Zuidas (October 2026).

With one parking space you pay €4,950 per month here. That is €220 less than in the IWG example, while you have room for one person more. So always look at what you pay in total per month, not just at the price of the office.
Ask for a discount
Operators regularly offer temporary discounts. On the Zuidas we saw promotions of 10 to 20% at some of the buildings in August 2026. So always ask about them, as well as about indexation and the notice period.
The Zuidas premium: are you paying for the place or the building?
On the Zuidas you mainly pay for the location: the address and a train platform within walking distance. The buildings themselves do not necessarily offer more than comparable premises elsewhere in the city.
In our listings a workstation in the Zuidas core costs about 40% more than elsewhere in Zuid: a median of €910 against €650 in Oud-Zuid and its surroundings.
That premium does not stand still. According to figures from CBRE, prime office rents in Amsterdam grew 17.6% year-on-year in the first half of 2025. That was the highest figure among the European cities CBRE names for that period.
At the same time, vacancy in Amsterdam rose from 6.9% in 2023 to 9.3% in 2024, according to research by Cushman & Wakefield. That is above the national average of 7.9%. The rise comes mainly from new premium supply, not from demand falling back.
If you host international clients, the address and the fast link to Schiphol can justify the higher rent. If you work mostly from home or digitally, the premium weighs less.
Well-known office buildings on the Zuidas and in Amsterdam Zuid
A few addresses on the Zuidas are easy to recognise. Below are four, with where they sit relative to the station.
- Vinoly (Gustav Mahlerplein 2): right next to Station Zuid, operated by IWG.
- WTC Tower H (Zuidplein 36): here you will find office space in the WTC at Zuidplein, a familiar address with IWG as operator.
- Atrium (Strawinskylaan 3051): the Atrium building on Strawinskylaan is known as high-end and sits a few minutes' walk from the station.
- Zuidas ITO (Gustav Mahlerplein 28): managed by Tribes, close to the station.
Active on the Zuidas are IWG (Regus and Spaces), Tribes, Co-Office, EDGE Workspaces, Scalehub, WeWork, HOFF Offices and Re:Invent, among others. Which operator fits you depends on your requirements.
If you want it quieter, look at Oud-Zuid. That neighbourhood around the Vondelpark feels less corporate than the Zuidas and lies close to the museums and shopping streets. You more often find smaller, characterful buildings there than towers, and a workstation costs around €650 per month in our listings. For a team that receives clients at the office, such an address sometimes fits its own style better.
Serviced, managed or conventional: which type suits you?
There are broadly three ways to rent an office. They differ in the fit-out and in how much you arrange yourself.

If you are unsure, look at your start date and the term you want. A short horizon fits serviced better, a long term suits conventional.
Also watch the service costs and the notice period. With serviced these are often predictable. With conventional, fit-out and maintenance are at your own expense, and that weighs heavily in your total budget.
How much space do you need? Choosing the right office size
The rule of thumb is simple: you rent the smallest room everyone fits in comfortably. A space that is too large is something you pay for every month.
Do bear in mind that supply is not available in every size. The room that fits exactly is not always there today, and starting prices do not apply to every unit.
Larger offices are cheaper per workstation, as the table above shows. If you are torn between two sizes, cost out both.
So also look at your growth over the coming months. An office that is already tight now soon becomes too small.
In a serviced office, scaling up is easier, because you can often take an extra room in the same building. With a conventional contract you are locked into the same number of square metres for longer. If you expect to grow quickly, weigh that flexibility.
Amenities and accessibility in Amsterdam Zuid
In serviced buildings the amenities are usually arranged as standard: furniture, reception, fast internet, meeting rooms, coffee and a bicycle store. Some premises also have a gym or showers.
Accessibility is a major reason to choose the Zuidas. Station Amsterdam Zuid has the train, metro lines 50, 51 and 52 (the Noord/Zuidlijn) and tram 5.
The travel time to Schiphol is short: the train from Station Amsterdam Zuid takes 6 minutes. Note: you go to Schiphol by train, not by metro.
By car you reach Schiphol via the A10 (exit S108 or S109) in about 15 minutes. And if you want to lunch outside, it is a 5-minute walk to the Beatrixpark.
The neighbourhood grows along with the offices. Around Gustav Mahlerplein you will find hospitality such as Market 33, and new buildings like The Valley bring extra life. For a workout in between, there are gyms near the towers.
Cheaper than the Zuidas: alternatives nearby
Not every team needs an address in the Zuidas core. On the edge of the Zuidas, in the Gershwin neighbourhood, Spaces on Barbara Strozzilaan sits at a median of €519 per workstation against €910 in the core, for example.
Buitenveldert, directly below the Zuidas, is cheaper too: around €475 per workstation in our listings. You stay close to Station Zuid but pay less for the address. Supply there is small, though, with two buildings.
If your team works mostly hybrid, a meeting room by the hour is sometimes smarter than a fixed office.
How to rent an office in Amsterdam Zuid, step by step
- Set your requirements: team size, budget, start date, term and room to grow.
- Compare the supply across the whole market, not just one building or operator.
- Arrange viewings on location.
- Assess price, term, service costs and the other conditions.
- Negotiate on price and terms.
- Register your business address with the KVK.
